It looks like the issue stems from needing admin rights for the installer, which isn't possible with the Xbox app setup. Since the game comes from the store as a Windows 10 app, running it without elevated privileges is blocked. You might have installed it via Game Pass, but that doesn’t change the requirement for admin access during installation.

The problem, at least for me, came from Microsoft, not from my side. It just took some time for the system to recognize that I was eligible to install and play games.
