You can upgrade from OEM to regular retail Windows 8.1 without a full Windows Update. Just follow the installation steps as if you were getting a new copy.

It's possible, though unclear why. You might simply switch your key setting. It's uncertain if retailers still offer 8.1 retail keys.

It doesn't make sense to do this. The OEM key stays linked to your device no matter which version you use—whether 8.1 or 10. It won't lose validity just because you change your OS or upgrade.

I’m planning to replace my motherboard, processor, and memory, and I don’t want to deal with OEM restrictions. Switching to a retail option would let me upgrade without those limitations.

You can deactiate current key and activate again with retail key. AFAIK there's no "upgrade" between OEM and retail as they are just two different style keys for same product. 1. Thats just another bullshit site selling grey market keys. 2. They are advertising upgrades between versions, not key types.
