Purchase a b360 board—it's quite good quality and you can usually get it at a reasonable cost.

Sell your i5 to upgrade to a stronger processor. Your 8th gen i7 still has issues with certain games.

It's not ideal either. Try a 3600 or 10600K model. My current i7 8700K performs better than the 8500, but I'm hitting CPU limits in recent games.
