Hello, I consistently achieve anticipated performance in standard games, but experience significantly reduced performance when playing virtual reality titles. Specifically, Dirt Rally frequently requires low to medium settings, and this issue has now appeared with Half-Life: Alyx.
The game automatically suggests High settings instead of Ultra, which appears suboptimal for my hardware configuration. During exploration in areas like the holographic map early in the game, frame rates drop from 90 to the low 80s.
Conversely, monitoring with HWinfo reveals that my virtual memory reaches 78%, physical memory limits to 53%, average CPU utilization is capped at 30%, and the maximum GPU core load remains at 67%. Flat games, such as Doom Eternal, push the GPU to 99% utilization while demanding more processing power from the CPU. It appears that VR performance is underutilized, and I’m unsure of the cause.
Do you have any suggestions?
UPDATE: Temperatures are highest at 65°C for the CPU and 61°C for the GPU. The game is installed on an SSD.
Regarding Alyx (though a CPU usage of 30% is remarkably succinct), Dirt Rally demonstrates significant single-threaded performance, and 3.9 GHz isn't an ideal processor speed for it.
You're wondering if the central processing unit might be a limiting factor? I’m planning to wait for the upcoming 4000 series CPUs before considering an upgrade, and a user below also recommended upgrading the memory. I’m going to take care of that now.
Recently, a website reported that even with maximum settings, a 2080 Ti would achieve approximately 184 frames per second with zero frame drops. These tests were conducted using an Intel Core i7-8700K running at 4.8 GHz, and 16 GB of T-Force XTREEM DDR4 memory at a speed of 3866 MHz.

I attempted to eliminate all my boosted speeds while playing Dirt Rally, but it didn’t result in any improvement—they appeared stable at their current levels when playing less demanding games. I’ve been considering upgrading my memory, and I might purchase the identical kit you have. The RAM is currently installed properly.
