It’s probably a CPU limitation. While the 860k is powerful, it’s handling too much work. Try using MSI Afterburners OSD to monitor GPU and CPU usage during games, which will provide better insight.

I aim to move to an i5 4460 soon, should that help with your issue? Also, it seems the CPU is running at full capacity during gameplay.

Observe your CPU and GPU usage through a monitoring tool. When the GPU isn't reaching full capacity while the CPU does, you're facing a CPU limitation. If this pattern isn't visible, revisit the situation.
