It's quite interesting we share the same ISP but have various routers. I visited his place, examined the router and modem, and reviewed the settings. We're just about a ten-minute distance apart.

Check if it's set for WAN or LAN IP in the router configuration. If it's your WAN IP, you're likely dealing with CGNAT, and there aren't many free options to work around it and run locally.

Ah, okay. That's your local IP address. For the 192.168.x.x address for default gateway, if you put that IP in your browser it will take you to the router's page where you can get the WAN IP
