Adjusting the grass level made a difference. Adaptive vsync really shines, plus gsync too.

Initially, with my 970 I noticed performance dropping to around 30 frames per second when using either standard or adaptive VSync. The experience felt very poor compared to consoles, often appearing as a sluggish 30 FPS. It turned out the issue stemmed from Windows defaulting my monitor to a 59 Hz refresh rate and syncing at 1080i instead of maintaining 60 FPS. Adjusting the refresh rate to 60 Hz resolved the problem, and both VSync and adaptive VSync now work smoothly.
