Note: I own the Vive and spent the summer with the Rift, so I can confirm both. @Sakkura also has the Rift and can attest to it. They're both excellent for room-scale, simulations, films, and other content that may or may not align with Community Guidelines.

100% experience shows controllers are essential for improved VR, though VR remains a joke and not worth investing in from my perspective.

can't say, I haven't even got my new Vive setup yet (waiting on my brother to come install the new outlets/circuit I've wired in because 1 wall in the room didn't have any outlets at all) , but HTC is running a Vive/GTX1070 Founders bundle right now for 799, you can turn around and sell the 1070 and end up getting the Vive for basically the same cost as the Rift instead of 200 bucks more depending on how high the bids go on Ebay. I am surprised by how light the Vive controllers are for there size.

They both perform well, and the $200 gap seems excessive. I think HTC could reduce it a bit, since the Vive works nicely at that price point. The Oculus controllers actually outperform the Vive ones. Valve is developing next-gen controllers that promise even better performance, though we don’t know the release timeline.

Adding another sensor brings you to room scale, and the price for that extra sensor helps narrow down the 200 dollar difference.
