Left For Dead 3 seems unlikely. Valve doesn’t appear interested in regular single-player titles anymore.

Notice how Valve seems focused more on acquisitions than creating new titles. Their recent releases mostly involved buying existing games or updating older ones, with just a few standout ideas that they quickly capitalized on. Steam has turned Half-Life 3 into a huge financial success, generating far more revenue than its development cost. The massive anticipation around it would have been risky if it hadn’t worked perfectly—making it a potential disaster for the company. I really question whether we’ll ever see a polished version of HL3. (They’ve had a dedicated team working on it for years, but progress has been nonexistent, with most members shifting to other projects.)
I truly hope I can trust it, but Valve is just focused on tracking money.
I believe this pressure is what keeps people away from making it. No one wants to begin on HL3 unless it delivers absolute perfection; otherwise, it risks damaging the valves' reputation. I’d be glad if they kept the old engine and focused on completing the storyline, even without much new content. I understand that without a fresh engine or modernization, it might not appeal to newcomers to the series. I really wish it existed, but I also don’t want any hasty or incomplete effort—no one seems ready to tackle it properly.
They’ll release it once Valve figures out how to let modders create it without cost, keeping all profits for themselves. Almost certainly not.
