Just get the two versions from Steam directly.

Copy the game and adjust it as a solo play for the modded version or create a backup, then pick the desired launcher each time. Right-click > Prop > Location and update it whenever needed.

I perform the task by creating a duplicate of every downloaded file. I store them all in a STEAM folder on secondary storage. I navigate to the game directory—like GTAV—and move it to another spot on the PC or backup drive. If issues arise, I remove the corrupted game and reinsert the folder back into its original location.

You can adjust the settings to mimic a non-Steam experience by changing in-game preferences, selecting a different platform, or using alternative accounts.
