If you install an i7 8700k on a standard LGA1151 motherboard, it should function properly. You don't necessarily need a non-K processor since the cost difference is minimal.

I don't fully grasp your point, but a K processor is often suggested even when the chipset doesn't allow overclocking, particularly if you can obtain it at a lower cost.

I'll wait until the game is fully out before choosing a processor, such as an 8700k. What kind of motherboard do you have? It seems like this CPU requires a lot of power.

also verify that the chipset aligns with the cpu's generation, as intel doesn't make them backward compatible

Yeah it limits the performance of the i5 9400f. What will happen with a more power-hungry 8700k? I think it's better to wait until the game is out, then consider upgrading to a Ryzen 5 3600 and a b450 motherboard if needed. It's better to save money on performance by choosing the best price-to-performance in benchmarks rather than spending on an i7 with a costly upgrade.

I would also attempt to reduce the CPU-heavy configurations, as most Ubisoft titles indicate if a setting is CPU or GPU intensive.

A question... Can I upgrade to a better motherboard? Such as an ASUS B 360F Gaming board? Could changing it alone lead to noticeable performance gains if all other components remain unchanged? And will there definitely be some improvement?

It's likely to be minimal impact. My setup uses an Asus Prime H310M-K with an i5 9400F that runs at 3.7GHz across all cores versus its rated 3.9GHz. I believe the change won't be significant.
