Based on my observations, selling RAM, motherboard, and CPU together typically brings better returns—around $150 to $200 in the US—making it more valuable in Canada. I wouldn’t purchase a 10-year-old CPU without a motherboard. Locating a compatible motherboard could eliminate potential savings from buying a used CPU.

It's interesting how this CPU performs well. Finding the right motherboard can be tricky, but it's still a solid option. DDR3 parts are still widely available, and it should be easy to upgrade if needed.
