In the NVIDIA control panel, enable adaptive sync or restrict your game's FPS to 71 with the Riva tuner. I recommend starting with the second choice and setting the FPS limit.

Adaptive Vync isn't reducing my game to 30 because my frame rate is around 40-60.

You have the option for adaptive or adaptive half refresh rate. Using half refresh lowers your frame rate. Actually, if you can adjust it, Riva tuner seems like a superior choice.
