Fast data transfer yet slow response times

I've been sitting there all day trying to understand this issue. Just moved into a house across the street, and my connection is really slow—ping is consistently high. I use an Ethernet cable, but despite seeing speeds around 500MB, my ping remains poor. I’ve checked all drivers, they’re all up to date, so I really need some help!

I’m receiving about 450 packets per second with a ping near 100ms on Fortnite and Rust.
