They often combine modem and router into one device. Many internet service providers use these basic models because it simplifies troubleshooting. Asus seems like a solid choice—they mention their firmware isn’t terrible. Netgear is known for less reliable software, while TP-Link offers a decent budget option, though it may lack some features.

I was checking out the older Google Wi-Fi setup—not the Nest version. With my 1,100 sqft home, range isn’t a major concern since most routers I’ve seen cover at least 1,500 sqft. Any opinions on the Google Wi-Fi unit? And the absence of Ethernet isn’t too much of a problem because I already have a 5-port switch ready to use.

She has them, and they seem to function okay. However, they aren't used heavily.

It seems you're facing a high cost for the replacement part. You might want to explore more affordable options or consider alternatives.

What you're referring to is likely how your sister manages her internet connection compared to how you handle yours. She's now working from home, which might affect her usage. You can pick a TP Link on a budget, but be aware that anything under $80 is probably not worth it right away. I invested $200 in the Synology RT2600AC. You should be able to find a decent option around $100, though you'll need to do some searching. Asus might have something similar at that price.
