If you really want to extend your device's lifespan, I suggest holding off for a few months since RTX5090 is coming soon. It should offer at least a 70% boost over RTX4090. So yes, wait for the next generation of GPUs and CPUs—they’re just around the corner.

But what game will you be playing? What resolution? What frame rate? Or monitor? A 4090 & Intel i9 14900KF might be a huge waste of money and offer little durability. The 4090 would definitely last a long time, but if you don’t use it, you’re still spending more than necessary.

For instance, you almost certainly won’t need liquid cooling. Air coolers can handle the job and they don’t wear out quickly.

No reason to spend all that much money at this point in time unless you really need a PC now. The next 5-6 months there will be new GPUs and the new gen of CPUs. If it was a cheaper build I'd say go with it, but going for highest tier possible, ain't worth it right now.
Also I'd get a bigger PSU. 850w is fine but it will be working at 80% capacity, it's better to have a 1000 - 1200w so it is quieter and doens't have to work as hard. For a pure gaming build I'd go for the 14700 over the 14900, you don't lose much.

We are certain about announcements from AMD and Intel, but no clear details on the launch schedule. Nvidia's decision to release Backwell RTX cards remains uncertain, and even if it happens, the timing would likely coincide with the Christmas holiday period due to the 40 series product launch window.

The expected performance is everything I desire without any hesitation, and I also aim to try VR experiences, which require resources for a truly good experience. Besides, as others suggested, an air tower like the Deepcool AK620 would work well, although I prefer liquid cooling solutions.

How confident are you about the 70% performance increase? I’d take that information with a generous dose of salt.
The Nvidia GTC keynote two months ago mentioned the next generation transformer engine and half precision calculations. I’m unsure if those half precision features would appear on consumer Blackwell chips. What we can be certain about is a substantial improvement in ray tracing and DLSS performance once more. There are no comparison metrics for rasterisation.
The issue with Halo products again revolves around scalpers and limited availability. For some odd reason, during the launch phase, there were many people with significant funds waiting to purchase these items (no offense to OP, just pointing out what I observe). After a few months, supply and demand stabilize, but the launch period remains challenging as AIB board partners won’t have enough high-bin chips for their flagship models like the Suprim X or Strix. In certain cases, they might even delay launching on the same day as the FE model.
Perhaps the leak about the 70% improvement came from considering DLSS upscaling, which is different and not applicable to all games depending on DLSS support.
