the demand is really high because some people are extremely averse to replacing their motherboards. There is also a perception of how good the CPU is in general, a high end i7 will always command a high price tag, as it's an exclusive product. Look at the i7-4790K. not a terribly good value when you can get a 4770K for often abut $50 less. if you are lucky, you will find an i7-6700 or i7-7700 (non-k) for around the $120 to $150 mark, but paying $150 for something that resembles a Ryzen 3 3300X which only retails for $120 USD is a little absurd.

It's usually this way with Intel premium components. Helps the seller, but hurts the buyer.
