I’d opt for a budget 300 series board and keep the i3-9100f because:
1. The 9100f performs better than most budget 6th and 7th generation CPUs.
2. A low-end 300 series motherboard costs less new compared to what many I5 6th and 7th gen chips are offering even on eBay.
3. Using a 300 series board opens up easier options for upgrading to an 8th or 9th generation CPU later. For instance, a $75 new setup with USB-C is available at https://www.newegg.com/p/N82E16813157864

I understand it's just an i3, and it doesn't seem like I have a top-tier build, but the i3 9100f offers great performance for its cost. I'm hoping to delay upgrading these parts for a while, so investing a bit in the motherboard might be worth it.

Expectations for the upcoming 10th generation Intel CPUs suggest they'll adopt a different socket and chipset. This means your current investment in a 300 series board won't extend beyond the latest 9th generation CPU unless you upgrade the board itself.
