You're right to notice the shortcomings. I believe the E3 version falls short compared to what's possible with the full engine.

I haven't seen everything, so perhaps I overlooked something, but it seems like a dungeon-style PVE game. Not an open-world PVP game that UBI had been excited about at E3.
This project could offer a lot of customization options. I enjoy seeing great visuals. Picture your favorite zombie-themed game—similar to a mode in a story-driven experience, not a full open world. It would make sense with the kind of design Irrational Games explored around 2005. The setting, pace, and mechanics all align perfectly.
There's always that one guy... I think it looks okay for a console game, that is judged on the "higher" quality youtube videos, obviously there's no point in judging graphics without a high bitrate video. It probaly will look pretty good on adequate rigs. I don't think they ever promised an open-world PVP game and I find the direction they're going (singleplayer/coop missions with optional PVP) way more interesting. If they put enough interesting content into this game I might have my GotY right there. Really looking forward to the beta.
