The TP-Link ER605 functions as a basic router that splits the signal from the ONT into two separate units. It seems to meet your needs for splitting the connection without trunking. However, running armoured fibre remains costly whether you install it underground or inside conduit.

The ISP router is commonly used to connect directly to the ONT, though requirements vary by service. You can keep it plugged in or add a separate router for their setup. It should function well if the router isn’t tied directly to the ONT. Standard twisted pair Ethernet works, and armored cable offers good value. The exact choice depends on quality needs, but a direct burial multimode LC cable is a solid option—around 25 dollars for a 10-meter length. Fiber often comes in at a lower price and can be even more cost-effective.

Only one router should be used. It can be configured for two LANs—one for you and another for your landlord. Connect switches and access points to each network, or use a router in access-point mode. VLANs are also an option. Ubiquiti or pfSense/OPNSENSE are the top router choices. I’d recommend the dream machine proSE since it’s easier to manage.

I think their ISP is Vodafone, but it's unclear which router model they use. They probably won’t mind much if you switch them, especially since your home is big—three floors and about 3,500 sqft. There should be many Wi-Fi access points already. From a budget perspective, 50 meters of Cat6a cable costs around £40, and the RJ45 connectors are inexpensive. I can craft custom patch cables to suit my space, which will make the investment worthwhile. For the SWA armoured LC-LC OS2, I’m estimating around £150 for about 20 meters, suitable for underground or outdoor installation in conduit. I don’t think it’s worth the effort or expense to handle fiber termination myself.
