Flight Sim X is an older title that depends mostly on CPU power. When I refer to CPU, I mean single-threaded performance. On my 5280k, I can achieve 60 frames per second with maximum settings enabled if I push it to 4.5 GHz. This game uses very little, or none at all, of the graphics card. If your 4770 is a locked version, you'll likely see around 3.9 GHz and expect about 60 fps in medium to high settings. Your GPU more than covers this game's requirements.
It seems the difference isn't significant, but since it's a pre-built version of the store shelf PC, it's the 4GB model of the 745. It can handle vanilla Skyrim and Crusader Kings 2 with minimal issues. I don't know about overclocking chances, but he doesn’t seem to understand that. He mentioned MFSX is the only game his son plays, and his current PC crashes after about an hour due to running out of memory.
