Do you use UniFI software or its hardware controller? That program gives a lot of details about all your access points.

Maybe you posted this before but maybe your end device and not the AP is causing the problem. First, make sure you're connecting to the 5g radio band. The 2.4g usually gets speeds under 100mbps. Next, I would try using that same device near the router to see if it can actually get faster speeds. Although most portable devices can get around 300mbps or so there are some older devices that don't work well enough
