I suggest a dedicated modem and router setup. You can always switch to a higher-quality router later, with plenty of choices available. Regarding a combined modem/router, the market currently offers limited excellent options.

Unit separation is usually preferred, but it varies by needs. What bandwidth plan were you seeking? Be sure to find at least a dual-band or AC-based option, as 2.4 GHz struggles in apartment settings because of interference.
