This might seem like the simplest question, but I'm gathering everything needed to set up my first rig. Most components are ready-made with an OS already installed, but I'm buying everything myself. I've got my parts list on PCPARTPICKER and plan to install Windows 10 Home. Since I don't have a CD-ROM, if I buy the OS and get a disc, will there be a download key?

You can obtain Win10 directly from Microsoft, create an ISO file and transfer it to a USB drive for installation. Second, keep the cost under $10 for a Windows key. Third, avoid purchasing Win10 Home and opt for a professional version instead.

It seems like the correct version is .net, which helped me multiple times when I had to purchase Win10. Others here have also experienced this, which is how I discovered it.
