Hello.
Here are the details:
Mobo: Rog Strix z370-F Gaming
GPU: 3070 Ti
CPU: i7-8700k
RAM: 32GB

I use this setup for work and it generally runs smoothly.
Occasionally, when I play games a couple of times a week, I experience occasional freeze lag. It’s not constant—it doesn’t occur every second or right after starting a game. It usually lasts about two seconds before stopping. Over a four-hour gaming session, it might happen once or a few times. The timing is unpredictable.

I also have three monitors: one at 60Hz, another at 144Hz, and a 4K display. I play games on the 144Hz one at 1080p resolution.

I’ve tried several fixes I found online, but nothing has resolved the problem. If you have any recommendations, please share. Also, feel free to provide more details about my rig or the issue.
Thank you.

What is its age? Were the drivers removed with DDU?

The PSU is 4-5 months old, and I haven't used DDU before.

unplug the secondary if it doesn't hold then its likely reducing the refresh rate from 144 hz to 60. Other options include connecting the HDMI at 60hz into the integrated graphics, which has resolved some problems on certain boards.

I changed the cables and ran 2 games without issues. But today I played 3 games, and on the third one I experienced a severe freeze lag. I was stuck in the same frame for 4 seconds, then resumed playing normally. I performed a restart on the PC and want to check if this happens again.

In addition, when I press alt tab or launch a program, the computer freezes for about two seconds. Another observation is that the CPU fan now produces more noise than before. I recently cleared the dust from there.
