You currently have a good CPU. If your heart is set to upgrade. I would shop around and find the best sales price. So don't rush into buying anything.

I'm not sure about this. That's all up to you. I think moving from $9,900k to $7,700x was really beneficial.

I've noticed many videos promoting 7700x as superior, yet the additional cores in an i5 might actually enhance gaming performance.

They don’t focus much on cores once you hit six cores with twelve threads. IPC improvements and clock speeds are what matter most.
