I don’t know much about UNIFI, but DHCP shouldn’t cause problems because it mainly handles static IP assignments automatically. Verify that DHCP assigns correct IP addresses, confirm Ethernet ports are tagged for all VLAN traffic or just one, and ensure no DHCP leakage between VLANs. Make sure devices connected via Ethernet are restricted to a single VLAN and can route between VLANs properly. You might find routing rules by reviewing an IoT network segmentation video.
