I'm working on updating my whole home network using three Ubiquity WAPs connected through a 16-port PoE switch. The homelab server is set up with pfSense for routing, firewall, DHCP, DNS, and OpenVPN. The Ubiquity controller software runs on a Windows 2016 Server VM. Right now I'm focusing on placing the server between my existing Asus router/fiber interface to redirect routing, DHCP, DNS, and OpenVPN traffic to pfSense. I reviewed the router's manual about switching to AP mode and noticed it mentions keeping SSIDs but doesn't specify handling guest networks separately. I'm wondering if maintaining guest Wi-Fi will still work as intended, especially since my renters use a different guest SSID to isolate their connection from mine.

I'm puzzled about your intentions here. If you're okay swapping the WAP while keeping the name and password unchanged, then everything should work fine. Just remember to reconnect and log in again for you and your tenants. Regarding your router, it's likely possible to switch it to AP mode, though it might only function as a single network. You could try it out—if it can't support both APs, you'll need to revert. I think it's reasonable since it should be able to broadcast two WiFi networks normally.
