You've got a decent setup but there are a few things to check. The b660 has a Wi-Fi antenna that connects directly to the case, which can sometimes limit speeds. Your phone is getting much faster on the same network, so it might be a bandwidth issue or interference. Try moving closer to the router, using a wired connection for your phone, or checking for other devices using the same network. A network reset didn't help much, so maybe restart your router or check its settings.

WiFi performance depends greatly on the building's construction materials and how the devices are positioned.

I merged your instructions with some Google searches and reached 50 Mbps. Thanks!

Position your wireless router in a better spot—higher up and centrally located, away from obstructions. Use a solid wireless access point for optimal performance. Engenius EWS357AP, Ubiquiti Unifi 6

You may want to experiment with different channels. For 2.4 GHz the best options are Channel 1, 6 and 11. As shown in the diagram, these channels don’t overlap. Generally, 2.4 GHz is a legacy band for older devices that can’t handle 5 GHz. It tends to be more crowded and less efficient than 5 GHz.
