DCS is a complicated simulation. They introduced multithreading in the open beta back in March, but I haven't kept up and don't know if it's included in the main branch release yet. Still, problems with an i3 aren't unexpected, especially since they're only occasional.
The PC isn't performing well enough for what you're asking of it.

The CPU i3-12100 should be enough for those games. Some people think the issue might be the single stick RAM. I would consider buying two 16 GB sticks to replace the current one.

I've noticed individuals achieving better results with DCS configurations compared to my performance on an i3 8 generation chip.
