The i5 isn't a good purchase. The Xeon works better, but if you locate a 4790(k) for around seventy dollars, it would be worth it.

check for a 4790/4770, otherwise the board seems to back a 1231 v3. Even after upgrading the CPU, the 1060 still has trouble running that game unfortunately.

The i5 offers only minimal improvement over your existing processor, even after optimization. It doesn't justify the cost.

Sure, if you don't have it, a 1231 would be fine, but the 1060 will likely have trouble with that game.
