The iPhone 11 Pro Max can handle 4x4 MIMO, though it often doesn’t reach the expected speeds anymore. Previously it consistently achieved 250–300 Mbps, but now it struggles to even hit 200 Mbps, which has made my Wi-Fi performance worse.

My prediction is you're limited by the XB6. Uncertain about its WiFi standards, but it's great they include AC wireless. Doubt it supports 4x4 MIMO. Even if it does, WiFi remains quite restricted. It might actually be your home. Construction materials vary worldwide. If your building resembles a concrete bunker, that could pose a problem. Also, where the gateway is placed matters—if hidden in a corner, its effectiveness drops significantly. First step would be to check the location of your gateway and the materials used in your home.

That’s the issue with my setup—my modem/router stays in my room even when I’m close to it. I rarely get past 300 Mbps or sometimes even 250 Mbps. I think the problem lies with the modem/router’s speed limits, so I’m wondering if a Wi-Fi 6 router would really help me.

Gateways often experience poor WiFi connections. That’s why I keep a modem and a separate router handy. By the way, you’re renting that gateway and likely paying about $14 per month for it. Comcast offers a wide range of compatible retail modems.

If you have the money to burn then the Ubiquiti AmpliFi Alien sounds like a beast, although I'm dubious about any WiFi 6 hardware right now as its still pre-ratification and now there is talk of adding 6Ghz WiFi to it as well. There are no guarantees anything you buy today will be fully standards compliant at the end of the year. Its why I went for the unifiHD instead, you still get 4x4 MU-MIMO WiFi 5 and I will upgrade to WiFi 6 in a year or two.
