Set up port forwarding on your router. Identify the necessary ports (Windows file share uses TCP 445 and 139). Determine your servers' IP address. Enter your router login and configure port forwarding for those ports to the server's IP. Access the server using your router's external IP (likely 192.168.1.x). Ensure the server is protected with a password to prevent unauthorized access from your landlord's network.

It seems the router's port speed might be 100Mbps rather than gigabits. You won't be able to fix it otherwise—just purchase a new router.

The details indicate: "RJ45 for 10/100/1000/Gigabits BaseT for WAN x 1". Yes, that means gigabit speed.

For fun I switched both off. It didn’t help much. The landlord needed extra backups for his files—mostly photos, so a lot of small ones. Loading times in Explorer/Finder are noticeably slower. Both when browsing folders/files and when previewing or opening them. I did notice something odd: while streaming a video, the server reported outbound speeds of 7-9 Mbps from my network, but only 4-6 Mbps when streaming from his network.
