Opt for a Gigabit switch instead of hubs. They’re almost identical in cost, and the switch has rendered hubs outdated.

If you can run a cable it should be fine. I have a similar setup as my bedroom is an attic conversion. We have a cable running from the ISP router 2 floors down up to my bedroom with no issues.
