It often bothers me how much attention is given to upgrading components for a $100 part. By the time the next $400 CPU arrives, the money you invested in your old motherboard will likely have already returned its value. Just go with the newer one.
It’s easy to skip upgrading your motherboard whenever a new model is released. It’s actually pretty bothersome to have to remove it. I get it—most people do the same, usually every few years. I think I’ll switch it out around six years from now.
You're being too restrictive with your choices. Upgrading isn't always about expensive parts. I got a system for $500 that upgraded my GPU to a 1070 and added an extra 1TB SSD, serving as the foundation for an AM4 build. It runs at 1600x compared to my i5 8600k, but with the B450 it could be a stronger option later if I can find a used Ryzen 3000 or 4000 that works.
